Earlier Access to New Halifax Homes Agreed After Planning Change

A planning condition has been amended to allow people to move into a new 35-home development in Siddal before most of the site’s landscaping is completed.

People will be able to move into a new housing development in Siddal, Halifax, earlier than originally planned after Calderdale Council agreed to amend a planning condition.

The development, being built by Newett Homes on land opposite Park Lane, next to Siddal Cricket Club, already has planning permission for 35 homes.

Under the original condition, most of the landscaping and associated biodiversity monitoring arrangements had to be completed before the first home could be occupied.

Newett Homes asked for the condition to be changed, arguing that carrying out landscaping while construction work was still under way could lead to damage and make it harder for planting to establish successfully.

The developer said the amendment would also allow much-needed affordable housing to be occupied sooner.

Calderdale Council planners have now agreed a revised arrangement.

Under the change, homes can be occupied before the landscaping trigger is reached, with the majority of the landscaping instead required to be completed before the 25th home is occupied.

Planning officers said the amendment would still ensure that the landscaping and biodiversity improvements are ultimately delivered.

The development forms part of continued housebuilding in the Siddal area, with the revised condition intended to balance earlier occupation of new homes with the completion of the wider environmental works.
